Assistant Engineering Manager - Client Side - to £45k Package ( c.20% Bonus/12% Pension)

Human Capital Solutions is working on a unique opportunity in the market to source an Assistant Engineering Manager to join an Engineering Services team within a leading global Property Consultancy.

You will begin your management journey on the Kings Cross estate as an Assistant Engineering Manager covering 2 state of the art commercial buildings, each solely occupied by a blue-chip client. There will also be the opportunity to get exposure to work on the other buildings in the estate on an ad hoc basis.

The previous Assistant Engineering Manager has just been promoted to Engineering Manager after joining the business just 18 months ago. This role will follow a similar path, you would be joining at Assistant level and be given the training and support to progress to manager within 18 months (salary at Engineering Manager level circa. £60k)

You will be predominately managing the supply chain and the performance of the M&E and additional specialist contractors. Working with the Engineering Manager you will attend the monthly performance meetings with contractors and service providers, ensure technical compliance guidelines are being met, trouble shooting and assisting the FM/Property Management team in looking after the occupiers.

The role will be based (although there is flexible to work from home) at Kings Cross multi-arts venue in the heart of London, this environmentally focused building was named the UKs 'Best of the Best'. Opening in 2008 the award-winning event space has been designed as a major arts venue and creative hub. With sections for music, visual arts and a seven floor Grade A office complex.

In addition to being an iconic mixed-use building, with a range of bars, dining areas and waterfront restaurant, it has been planned and designed as an environmentally sustainable development from the start.

Ultimately a fantastic steppingstone for someone with technical engineering management experience to move Client Side.

What you'll be doing:

  • Contract Management. Organise and attend Monthly meetings with associated service partners. Attend site during shutdowns and essential works as necessary. Attend site as necessary in the event of any emergency work or call out.
  • Assist the Engineering Manager in maintaining Compliance with all current legislation and recommended standards.
  • Verify service partners Risk Assessments are up to date and appropriate to building and maintenance tasks.
  • Bring to the attention of the building management team items that are due for test inspection and agree timetable of actions responsibilities
  • Provide day-to-day technical and operational support to Property Managers and Tenants.
  • Liaise with Building Management and tenants regarding operational and technical matters such as plant shutdowns and work impacting on tenants' operation.
  • Support the Engineering Manager in reviewing Tenant License Applications. Review and comment on drawings, collate replies from submittals and questions raised on specification and reports submitted by the Tenants and advise the Landlord accordingly of any impact on base build operations or any technical or lease concerns. Liaise with tenant consultants on any technical or operational revisions.
  • Monitor tenant fit-out work and liaise as necessary to ensure that work complies with the approved License for Alteration and reduces impact to other occupiers through noise, access, deliveries etc. Carry out random inspection of fit-out works for safety and compliance issues and report, liaise on findings as necessary.
  • Undertake regular audits of maintenance programme. Review call out sheets and investigate as necessary. Review CAFM PPM sheets / reports and investigate as necessary. Carry out random inspections of PPM / reactive works completed and in progress.
  • Preparation and Management of engineering service charge budgets, to include procurement as per clients' policies.
  • To develop, implement and manage Environmental and Energy Conservation Programmes, (working with others where necessary) ensuring optimum usage of energy.
  • Analysis and management of all engineering data/reports, ensuring that appropriate action/follow up is achieved.
  • Management and development of the CAFM planned maintenance system, ensuring information, plant history, drawings and technical information is accurate and up to date.
  • Review and maintain the base building asset register.
  • Prepare contract documentation to include: - Tender Documents, agreements and specifications. In conjunction with Engineering Manager / Senior Engineering Manager / Client Director, manage tendering procedures.
  • To ensure that the Client Director, Head of Technical Services, Engineering Manager, and Property Management are regularly appraised of any new developments or issues of a problematic nature.

  • Report on any emergency incident that occurs.
  • To liaise with the Engineering Manager, Property Manager and Security Contractor to ensure that the Property's Electronic Security Systems are fully operational and maintained as per the Manufacturer's guidance and current best practice.
